Integrated Project Delivery, or IPD as it is commonly referred to, is defined by Wikipedia as:
A collaborative alliance of people, systems, business structures and practices into a process that harnesses the talents and insights of all participants to optimize project results, increase value to the owner, reduce waste, and maximize efficiency through all phases of design, fabrication, and construction.
Benike Construction has, and is currently using, IPD for multiple projects. As a General Contractor and Construction Management firm, Benike Construction utilizes all forms of project delivery. The State of Minnesota still leans heavily in the direction of traditional design, bid, build or Construction Manager Agency for publicly funded projects. Whereas, in the private sector, we have seen an increase in IPD or similar types of delivery methods.
IPD starts with collaboration.
The process begins by assembling all stakeholders early in the conceptual design process. Constant collaboration and teamwork from the start enables decisions that affect cost and construction efficiency to be resolved before the design is complete. In some cases, this process can take a little longer than traditional methods, but the cost and time savings during the construction phase more than make up for the additional design time. By including the owner, design team, contractor, and subcontractors throughout design, the entire team has ownership over the project. Change orders are minimized, questions in the field are practically eliminated, and long-lead material items are ordered in advance. The project is allowed to move seamlessly through the design, implementation, buyout, construction, and closeout phases.
